Buying, step by step — no surprises at the notary

Plan on roughly 8–10% on top of the purchase price in taxes and costs, and 2–4 months from offer to keys. Here is the whole path.

Every foreign buyer needs an NIE (foreigner identification number) to buy property. Apply at a police station in Spain, a Spanish consulate abroad, or let a gestoría handle it by power of attorney. A Spanish bank account makes completion payments and utility direct debits far simpler.
