When you sell in the Canary Islands your costs come off the sale price: capital gains tax on your profit, the municipal plusvalía to the town hall (due within 30 days), and a handful of fixed items — energy certificate, nota simple, and mortgage cancellation if applicable. Non-resident sellers also have 3% of the price retained at the notary on account of tax, reclaimable if the real tax due is lower.
